The importance of commuter train and regional train for the development of property prices in Region Västra Götaland

The purpose of the project is to study the the role of commuter train and regional trains for the development of property prices in the region. To do this, a model based on hedonic pricing models in which the price of real estate is explained by different properties that can be linked to the property are used. The model includes properties specific to the property such as property size, condition, house type, age and proximity to a beach. The area around the property is also important both in the absolute vicinity and in larger areas such as the municipality. These two categories of properties also include infrastructure features such as proximity to a railway station and proximity to the highway. The proximity to a central city is important for commuting patterns and economic activity, and in the model it can be distinguished if certain towns are more important than others.
